Our Process

The first step of the Planning Phase is to sit down with you to discuss plans, goals, and desires for your dream home. In this meeting, we will cover the current state of the land and/or existing home, square footage, design, and materials in order to provide an accurate budget range. The more information you are able to provide, the better. However, nothing is set in stone at this point. The budget range is just that — a range that we will discuss thoroughly with you to solidify what we can provide for you within the budget you are comfortable with.
After our in-depth planning conversations, we will develop and deliver a Professional Service Agreement (PSA) for you to sign. Each PSA we develop is different and usually includes interior design, architectural design, preliminary and final budgeting, and more. The PSA is an excellent way to make sure you are getting what you want. It keeps you in control of your project cost, and when you sign a contract to build the project with J. W. Neathery the entire cost of the PSA is counted as part of your earnest money.
As plans solidify, it is time to meet with our in-house design team to turn plans into detailed visuals. During these meetings, you will work with our designers to select allowance items and materials such as appliances, windows, flooring, countertops, etc. This process helps refine the budget and assure the client that there will be no costly surprises once we are in construction.
At this point in the process, we will have finalized architectural plans, specifications, and allowances, and we will be ready to sign a contract!

The first step of the Construction Phase of our process will look different depending on the type of project we are completing for you. But no matter if we are breaking ground or tearing down, one of the very first actions will be to assemble your construction team. It is here that you will meet your Construction Superintendent — your project manager and partner throughout the construction process. Your Construction Superintendent will be on the job site every single day to ensure that tasks and materials stay on time and on budget, work happens neatly, safely, and correctly, communicate progress, and be your right-hand man throughout this process.

Throughout this process, you will be able to walk through the job site with your Construction Superintendent. This is your home in which we are guests, we want to make sure you are happy, informed, and involved.

In the home stretch of the Construction Phase, we will meticulously inspect, meet for final review, perform a final cleanup, document your feedback, and make any necessary adjustments before packing up and handing over the keys.
